How to Clean an ACP Façade

The rule is gentle, regular cleaning, not aggressive occasional cleaning:

  • Rinse first with clean water to lift loose dust and grit, so nothing abrasive is dragged across the coating.
  • Wash with a mild, pH-neutral detergent and a soft cloth, sponge or soft brush — top to bottom, then rinse off.
  • Rinse thoroughly with clean water and let it air-dry, or wipe with a soft cloth to avoid water-spotting.

What to Avoid

  • No abrasive pads, scouring powders or steel wool — they scratch the PVDF coating.
  • No strong solvents, acids or alkaline cleaners — they can attack the finish.
  • No high-pressure jet washing at close range — it can drive water behind panels and stress the joints and sealants.

In Ghana’s climate, twice a year is a sensible baseline — more often for façades near the coast (salt) or busy roads (traffic film and dust). A bank or corporate HQ that wants the elevation pristine may clean quarterly.

Annual Inspection — What to Check

Cleaning keeps it looking right; inspection keeps it sound. An annual inspection checks:

  • Joints and sealants — looking for any gaps, splits or degraded sealant that could let water in
  • Fixings and the sub-frame — confirming panels are secure and the frame shows no movement or corrosion
  • Panel condition — any impact damage, edge lifting or coating wear
  • Fire barriers / cavity stops — confirming the cavity provisions remain intact, especially on tall or occupied buildings

On a fire-rated façade this inspection is part of keeping the system performing as specified — the panel data sheets and EN 13501-1 classification from the original fire-rated specification are the reference for what should be there.

How Long Does an ACP Façade Last?

A quality, well-specified and well-maintained ACP façade is a multi-decade element of the building. The PVDF finish is built for long-term colour retention, and the aluminium skin does not rust. The variables that shorten that life are poor original installation, an under-engineered sub-frame, neglected sealants, and aggressive cleaning that strips the coating — every one of them avoidable.
